Covenants, Conditions and Restrictions
CC&R's
The purpose for CC&R's are to:
- Promote a desirable and attractive residential community;
- Harmonize the community with the natural beauty of the surrounding area;
- Provide specific minimum requirements for housing construction to help achieve these goals;
- Protect and enhance property value of all lots and homes in the Subdivision/Development;
- Establish and maintain a clean, orderly, friendly and pleasant residential atmosphere for all owners.
Design Criteria
Single Family Homes
- Minimum sq ft excluding garages, balconies, porches, patios, basements and decks.
- Single Level 1500
- Two Story 1000 on main with at least 1300 total above grade
Exterior materials to be stone, stucco and wood. (No vinyl or aluminum siding)
Roofs to be a minimum 30 year architectural shingles, cedar shake, tile or slate.
Roof pitch to be a minimum of 6x12
No structure shall be no more than thirty-five feet in height.
Carports are prohibited.
Landscaping to be completed with in 180 days of occupancy.
All plans will be reviewed by the Architectural and Building Committee
for approval prior to submitting to the County for approval.
Cobblestone is designed as a Pedestrian Oriented Community,
therefore permanent parking on project streets, and overnight parking
on project streets will not be allowed.
No animals except household pets. No more than 2 dogs.
No unsightliness
Home Owners Association
All lot owners will be a member of the HOA.
It is set up to maintain the quality of life for everyone within the project and to maintain the Common Areas.
HOA dues will be between $75 per month per lot. This will pay for
the maintenance of the common areas and provide snow removal on the
trail system during the winter months.
